How Much Does a Commercial Fit Out Cost?
There is no dependable single price per square metre for every commercial fit out. Two spaces of the same size can have very different costs because services, finishes, access and operational requirements vary significantly.
Condition of the existing building
A clear shell with known services is different from an occupied building requiring strip out, repairs or upgrades. Surveys and a site visit help reveal work that plans alone may not show.
Mechanical and electrical requirements
Power, lighting, heating, ventilation, plumbing, fire systems and data can form a substantial part of the budget. The intended use of the space determines what must be altered or added.
Joinery, finishes and specification
Bespoke reception desks, fitted storage, serveries, specialist surfaces and premium finishes add value but also require design, manufacture and coordination. A precise specification prevents unrealistic comparisons.
Access, phasing and working hours
Restricted delivery routes, city centre access, occupied premises and evening or weekend working affect labour and programme. These constraints should be priced openly rather than discovered after work begins.
How to get a reliable budget
Provide drawings, photographs, the intended use, required completion date and any known building information. An early site visit and scope discussion can then separate confirmed costs from sensible allowances.

Consider two briefs for the same sized room. One retains the layout and services and replaces flooring and decoration. The other moves a kitchenette, adds electrical points and requires a bespoke reception desk. Floor area alone cannot express the difference in scope.
